I wish they had 10 stars for Negotiation, but I couldn't fault him on the other skills. Marshall understands the art of negotiation, and how to get what you want a number of ways. In this market (2014) I wish I had something to sell, I think that is where his negotiation skills would really make me money. My house was in 2011, so savings was the key to the purchase.

Marshall was great in understanding the type of property we wanted, sorted through, and ultimately found a property without wasting our time driving around to properties that didn't meet our criteria. <br/><br/>We were in a seller's market and Marshall was able to negotiate our top property with the seller and have a successful transaction even though there were 7 other offers and we weren't the highest price.<br/><br/>Well done Marshall!

I would highly recommend Marshall to anyone looking for a home in Seattle. He has a particularly good knowledge of homes in north Seattle. We were looking at Ballard across to Ravenna and ended up in Green Lake. We are new to Seattle, and Marshall really helped us understand the positives and negatives of the different neighborhoods.<br/><br/>Marshall is very genuine and laid back. I truly felt that he was trying to help us make the best decision and that he wasn't trying to upsell us at all. <br/><br/>He has an impressive understanding of the market. When a new home would come on the market, I'd ask him how much he thought it would go for. When the sales records were finalized, we'd find out that Marshall was spot on every single time.<br/><br/>Marshall is great at spotting opportunities within the crazy Seattle housing market. In a time when it's not unusual for fixer-uppers to sell $100,000 over asking, we bought a move-in ready home for $85,000 UNDER the original asking price in what we think is the best location in Seattle.

Marshall Longtin was recommended to us by a home inspector. Being from out-of-state and needing to sell the family home after my mother died, having the expertise and honesty of a local real estate broker was critical. Marshall went above and beyond in connecting us with professionals to do needed repairs. His analysis of the housing market in the area was 'right on' and he obtained a sale for us at more than the asking price in less than a week. Marshall was both very professional and very personal. Marshall helped me buy, and sell my first home. I wanted something I could fix up but had good bones, and his eye as a former general contractor combined with his many years in the real estate overall meant he could consider structure and market at the same time. We got me something I was able to improve during my tenure, and when it was time to sell, I went back to Marshall to ask his guidance. He connected me to other professionals he works with to prepare the house for marketing and sale, which was great because I had moved out of state and needed to have people on the ground I could trust. We got strong interest with his pricing recommendation, and he checked all the top bidders to understand what the various offers meant, and the sale exceeded my expectations. We had a fast close and no problems.

I purchased a home in 2014 with Marshall as my agent. What I really liked about him was: -he was patient and showed me many different properties so I could get a feel for what I wanted -he was extremely responsive and proactively called me to let me know of new showings that had hit the market that we thought we should see immediately -he helped me guide the negotiation with the seller in a productive and ultimately beneficial way -he has an extremely relaxed, low pressure personality For these reasons I'd recommend Marshall to anyone looking for a trustworthy agent in the Seattle area.

Marshall was phenomenal. Over the course of over a year we were in and out of the market due to family emergencies and other factors and Marshall was always patient with us in our fits and starts in the process. When we finally started seriously looking for a home, Marshall was very attentive to our preferences and style. He gives you the quick and dirty of each home, in context of the broader market, and was very thorough at answering our questions and playing out scenarios. When we were ready to put an offer on a house, he negotiated a better deal than I ever could have believed, and then went back to get even more. It was an unbelievable experience. In this crazy competitive market, you need an expert to close the deal. We have been and will continue to sing his praises! Honestly, this could not have happened without Marshall's strategy, experience and investment in us. It wasn't a leap of faith based on his warm, trustwothy personality alone. We recognized the way he prepared and dealt with our emotions along the way...giving us the right amount of information for each stage, instead of overloading us. We saw that his stealth plan was in action! He guided us through the complexities of selling our beloved first home and purchasing our dream home for our growing family in another area. Besides the miriad of paperwork and structural/inspection/appraisal deadlines for two homes, he was committed to making our contigent offer work by communicating consistently and thoughtfully with all people involved per stage. Since the sellers of our new home were not originally considering 'any' contingent offers, we had given up until Marshall had a plan that required a lot of extra preparation on his end to ensure all parties felt assured they weren't waisting time and money. If we had listened to the other agents who did not have a creative way nor the will to make this happen...we would not be pinching ourselves today in our home! Marshall was excellent in the selling of my home in a difficult situation. We had a few hiccups at first but nothing that I couldn't bring to him and he promptly addressed. He was in constant contact with me and was very informative through the whole process. I would highly recommend Marshall for the selling of or purchase of a home. Marshall was excellent to work with, both for selling and buying. When we were ready to sell our house we had owned for 26 years, he had great advice on what parts of our house needed remodeling, and those that didn't. We followed his remodel advice while he set up staging and photography, and couldn't have been happier with our how well our sale went, and how thoughtful he was throughout the process! A few months later, when ready to purchase, he was patient and always willing and eager to meet us for home tours. We appreciated not feeling rushed. After seeing so many houses we knew what to look for, what we liked and what we didn't like. This made it easier to find our house- when we did, we knew it was the right one for us and could count on Marshall to make it happen! Marshall Longtin has handled the sale of two properties for us; a home in the north Seattle Maple Leaf neighborhood in 2014 and a home in Alderwood Manor in south Snohomish County in 2018. Marshall's advice as we prepared the homes for sale was excellent. In the sale of both homes, his knowledge of the local market, pricing strategy, timing of the listing, marketing, soliciting offers, and a successful closing made the process as easy as possible, and led to a higher offer than we had anticipated for each sale. I met Marshall at an Open House, one of many agents I had met, and immediately trusted him. I was comfortable shopping online listings on my own, but needed his help with the offer, and especially negotiation - I wish I could give Marshall more than 5 stars on Negotiation, I got my house below list price, even though I was willing to pay a bit above list price. Slam dunk. Marshall was friendly & patient with me as I waited *years* for the right opportunity; I was pretty passive for a while and he was always helpful without pressure. Now I'm a couple months into the new house, settled in, and couldn't recommend him highly enough. If you're shopping for agents in North Seattle, meet Marshall and see for yourself.
