Jessica is the ideal realtor for anyone that is buying their first home – she is extremely knowledgeable and patient while making the experience as smooth and easy as possible. She would put time into researching every house that we expressed interest in and had valuable feedback on the pros/cons of each property. Once we were ready to submit an offer, we asked a lot of questions; her patience never wavered, and she always had an answer or resource to share. I looked for houses with various real estate agents for a year but it was not until I met Jessica that I felt like I had people around me that I trusted to guide me in the right direction. Jessica is an absolute gem and I couldn't say enough positive things about working with her. Jessica is the best! We engaged her services as the listing agent for our Seattle condo in Feb 2022. She came very highly recommended to us by a friend and that ended up being a common theme throughout our entire time working with her. Every contractor who helped us with listing and showing prep made a point to say how much they enjoy and appreciate working with Jessica. Her network of high quality repeat business relationships was so impressive and truly speaks for itself. This was our first time on the seller's side of a real estate transaction and we weren't too sure what to expect. Jessica guided us through the entire process expertly (I'm sure she did even more behind the scenes than we ever knew!), and she kept every detail organized and updated in a calendar for us. This was my third real estate transaction with Jessica, and we had a successful outcome. As with my previous experiences, Jessica ably guided me through the process, which went very smoothly. Despite the weak market for small condos, she enthusiastically took on the task. She provided help with setting up the condo for maximum interest (advising on repainting, connecting with handymen, arranging staging), researched comps in order to find a good price point, and created very professional marketing materials. We lowered the price a little after a week, and the result was two interested buyers. Jessica negotiated the offers to move the bids up a bit. Jessica is top notch! We highly recommend her. My husband and I had the privilege of getting to work with her on both the sale of our family home last spring 2021 as well as our home purchase during winter 2022. She is exactly what everyone in these reviews claim her to be—professional, detail-oriented, a good negotiator, and very patient. Jessica really is a gem! To top it off, although we sold in a great sellers’ market, we also bought in that same market and it took a looooong time for us to find our “forever” home. During those many months of looking, we frequently gave up hope and almost settled for properties that were not exactly what we wanted. Jessica was our voice of reason and encourager during those tough times—she did not hesitate to remind us of the things we really wanted in a home and was brave enough to encourage us to not put offers on properties we didn’t absolutely love. In the end, we found the right home for us and are so glad we listened to her advice!

We are so happy that we chose Jessica Livingston to sell our family home in the Rainier View area of South Seattle. We felt very comfortable with Jessica’s gentle manner and found her to be highly organized and savvy on all aspects of the real estate business. Jessica is obviously very experienced and in tune with the pulse of the current market and was especially helpful in guiding us in how to make our house most appealing to potential buyers. She made honest suggestions along the way regarding how we could improve the property to increase its value and was especially helpful in helping us prioritize updates and repairs, in response to the house inspection. Many of her recommendations were improvements that had not been on our minds, but in retrospect we realize that she had advised us perfectly and are so happy that we followed her thoughtfully considered professional advice. We met Jessica in 2016 while in Seattle looking to buy property and here we are, on our third transaction with her, just having sold the very same property we first bought with here. Jessica has been with us every step of the way with this house, guiding us through each decision and acting as a liaison in the city while we're out of state. Our latest experience with Jessica has been just phenomenal — she took care of everything and made the process of selling seamless and stress free. Jessica has always made our priorities as her priorities, whether it be maximizing the value of our property or streamlining the buying and selling process to fit our timeline. Living out of state, we weren't sure who to turn for our staging or contracting needs, but Jessica took care of everything, from hiring to scheduling. A prime example of her expertise in action might be in her help setting the optimal asking price to attract buyers — the number of offers we received far exceeded our expectations. Jessica is exactly what you want when you hire a realtor in a fast-moving, competitive market like Seattle. She's a local expert, extremely savvy in all things real estate, and a delight to work with! I was blown away by her local expertise. In our first call, I gave her a random address for a property of interest and she knew the exact house, street, neighborhood and quickly analyzed the pros and cons with me. When it finally came time to make my first offer, Jessica was extremely thorough in reviewing the pre-inspection report. After seeing some water damage she shared it with an inspector she trusts and he confirmed that we should not move forward with the offer. I would have never seen it so Jessica more than earned her commission just by helping me avoid costly surprise repairs. After losing out on my second offer, we persisted and circled back to a home that was still available. Jessica negotiated a list-price deal and we were in contract in just a few days. I'm thrilled with my new home and credit Jessica with helping guide me to the a combination of the perfect home and Seattle neighborhood (Montlake!). I've never been happier with where I live! Buying a house might be the most stressful things that we’ve ever done, so we couldn’t be more grateful that Jessica was there to guide and support us. We felt like we won the lottery getting our wonderful house in this crazy Seattle market, but really the lottery we won was being referred to Jessica Livingston. Jessica knows everything and everyone. She was an essential resource and reassuring presence through all stages of the process. She helped us think about what kind of house we wanted and then helped us prepare our strategy, bids, and materials. Jessica was an excellent guide through our first home purchase, starting with the explanations of the process on her website. She was thoroughly responsive, patient, clear, and professional, offering candid opinions about what was realistic and a good value for our budget. We particularly appreciated her knowledge of renovation and what kind of work places might need. She was open for showings as well as for detailed feedback on listings we sent. For our offer, she negotiated for things we wouldn't have thought of, and she set us up with people who made the inspection, paperwork, financing etc. quick and easy. Jessica was absolutely amazing and a pleasure to work with. We used the VA and she was able to find us something we loved in our price range during this time of a high demand Seattle market. She has great attention to detail and pointed out many things we missed while touring homes, during the buying process, and after we made an offer. Scheduling tours was quick and flexible, and often when interacting with other agents during open houses we toured independently the showing agents raved about how wonderful Jessica is! She went out of her way to make sure everything was moving in the right direction those hectic last few days before closing and made sure we had all the resources we needed to prepare for our move-in, including following up on some questions we had after closing. If the day comes when we ready to find a new home we will definitely seek Jessica out to be our agent again!

Jessica Livingston helped me sell my brother’s house for his estate. She was so easy to work with. Because it was an estate sale, there were extra steps to complete to make sure everything was done correctly and Jessica was up to the challenge. She is quick to respond to questions and provides excellent advice for prepping the house and closing the deal. One detail I particularly appreciated was the calendar she shared with me making changes as needed so we were always on the same page.

Jessica has been a true pleasure to work with. We were nervous as first time home buyers in Seattle’s competitive market, but she worked with our budget, location and size requirements to show us homes that fit us well. She even picked up on some preferences we didn’t know we even had (like a dislike for galley style kitchens) which was super helpful in screening for homes before we spent time touring. Regarding showings, she worked with our busy schedules and was able to carve out time after work or on the weekends to show us homes. We were a little concerned at first when we interviewed her and found she primarily works solo and doesn’t have a large team, but it ended up being a huge plus where she was the one-stop-shop for everything and didn’t require getting someone else involved. We never had an issue with her being stretched too thin; she always made time for us. On the few occasions where she was out of town, she proactively coordinated in getting us another partner agent to show us the home. Jessica is very familiar with different areas in Seattle so when we pivoted from looking in Central District, Mt Baker, Beacon Hill to the East side of Newcastle, Bellevue and Issaquah, she was well versed and experienced with trends in the area. In addition, we really appreciated Jessica’s responsiveness. We would receive feedback usually in a day or less. She would proactively share with us the next few steps that we should start considering and helped coordinate pre-approval home inspections. Not only was she responsive with us, but the un-prompted feedback we received from both our Lender and Home Inspector was effuse praise. This was key in closing the transaction smoothly on the backend where we didn’t have much visibility. Another strength of Jessica’s is her attention to detail. Not only when walking through homes and pointing out issues that we should consider, but also being on top of ever-changing offer review dates to ensure all the paperwork was submitted ahead of schedule. We owe a lot to Jessica in having our offer accepted because of this attention to detail. There are other thoughtful details that she managed. Ranging from following up with the listing agent on missing garage door openers to giving us a list of names of our neighbors and when their homes were purchased. Without question, we will be using Jessica again in the future.

If you plan to buy or sell real estate in the Seattle area make sure you talk to Jessica. If you don’t you’re doing it wrong. Working with Jessica has been amazing. This is the third time I’ve worked with her. She helped me buy my condo, helped my wife sell her house and helped us sell our condo. Jessica is organized, thorough, and really knows the real estate market. I’ll admit I was skeptical on timing our sale with the current world situation. We met with Jessica and she was confident about the state of the market and the speed with which the unit would sell. She was spot on with her assessment. She gave us solid pre-sale advice which lead to a competitive offer situation. After we selected the offer, Jessica was excellent with her follow through to make sure the house was ready for the new owners on time. As a final touch, Jessica arranged for cleaners to come through our house on our last day. Jessica is amazing to work with and knows what she is talking about. Jessica was amazing! She was prompt, listened to all of our first time home owner questions and concerns (which there were a lot of), and she was super patient when other family members entered the playing field and also asked a bunch of questions xD she has the patience of a saint and made us feel really comfortable. She's easy to talk to and very knowledgeable about home damage/improvements and costs. I found her by her good reviews, and I am ecstatic to add my own voice to those happy numbers. We now have our first home and we couldn't have done it without her!
