Listed and sold a home
As a former real estate broker and mortgage broker, I have been well aware that when the time would come to sell my home, there would be challenges to sell it at top value. Not even seller’s markets like the one we just came out of treat “unique properties” kindly. While having a great layout, and in updated and excellent condition, my home had some features that would appeal more to a narrow segment of buyers than to the mainstream, and therefore there was a peril that it could end up sitting on the market and become subject to drastic price reductions. For these reasons, it became a fundamental priority to choose a realtor who would be able to successfully overcome these challenges and turn them around to the house’s advantage.After interviewing several other top realtors whom I have known in the past, in the end I decided to list my home with David Rush, who had recently sold the home of my next door neighbors and had done a very impressive job.He took the features of my home into thoughtful consideration and proposed a marketing plan which ended up working out exactly as he projected. In this sense the plan proved the mastery of his craft - something you only get to know in hindsight.David Rush developed a creative, multi-pronged marketing plan designed specifically to compensate for the disadvantages of my home’s unique aspects, which certainly reflected his extensive experience and being attuned to the market zeitgeist. On top of that, he offered very generous discounts and expense reimbursements, though for me this was not the determining factor in choosing him over other realtors. For me it was most important to work with a top-performing realtor but also with someone with whom I would be able to intuitively feel a peace of mind and a confidence knowing that I am working with a partner with whom we are on the same wavelength, and is someone I can rely on.It also appealed to me that while other top performing realtors in order to generate similar sales output typically have most aspects of the transactions handled by support teams, he actually showed up in person throughout all phases of the process. He has been very accessible whenever I wanted to get in touch with him and very receptive to all of my input. He even personally showed up with a tool box to correct small details missed by a contractor before the home inspection. During my unanticipated extended absence, he personally took care of the houseplants, the new landscaping and the fire pit in the garden. He stepped in to help few other times, acting all along as if it’s no big deal. After a thorough, meticulous preparation for placing the house on the market, once it got listed we received multiple offers and the property sold in the spring of 2022 within days, above the listing price (which was at the top of its market valuation range). David Rush handled the seller side’s small transaction hiccups expertly without me needing to worry at any point about the transaction being at risk. Every step of the process has been smooth, and throughout it has shown that he is working with a well-coordinated tried and true network: the home inspector, the stager, the photographer, the escrow - all top specialists in their respective fields.Though seller-provided home inspection reports are nowadays fairly standard, David Rush’s approach was especially savvy, working with a well-reputed inspection company with exceedingly thorough, detail-oriented multimedia inspection reports made available to prospective buyers providing transparency and thus addressing issues which would otherwise be a source of anxiety and indecision in buyers’ minds.He has been working with an incredibly talented home stager who designed a sophisticated layout combining classical and modern elements to create a space so livable, inviting and simply irresistible that it would have been impossible not to fall in love with it, elevating the already well-maintained and well-appointed home to a higher level. I have frankly not seen such clever and successfully executed home staging anywhere on the market, indeed the staging of other top realtors’ listings not even coming close.While professional photography excellently showcased the features of my home to their best advantages, I appreciated it the most when David Rush decided to return after dark on his own to take some additional night pictures capturing the glow of the fire pit. These beautifully rounded up the image the property was projecting - I thought they were the icing on the cake.I have been extremely satisfied not only with the results, which exceeded my expectations, but also with the whole process. For the entire duration of this partnership, I have always felt secure, supported and in the best care with David Rush’s unwavering commitment and expertise to deliver the best results. I have been impressed as well as touched by his mastery, professionalism, integrity and generosity.
