Patty made everything easy. We were shopping for homes from over 7k miles away 911 hour time difference) and there is no way we could have successfully bought a home without Patty. As first time home buyers were also unfamiliar with the process and all the hoops we needed jump through. Patty educated us and kept us informed on the process. Her contacts with lenders, inspectors, etc allowed us to make an offer quickly. And her experience and knowledge helped us feel comfortable that we were making sound decisions. Patty is extremely knowledgeable in real estate, especially in the Greater Seattle Area. My wife and I were searching for a our first home purchase, and working with Patty was a great experience. She always made herself available to look at listings as soon at they popped onto the market. She was also very observant of the each location and provided a lot of value with her opinion. Wow! I cannot believe how great Patty is! In this really hot Seattle market she was able to get us a contingent offer accepted for less than asking and waaay less than the property eventually appraised for as well as she sold our previous condo for more than the property appraised for and much much more than asking price. And it all didn't happen by accident; it all happened because Patty is the best agent in town and truly knows how to market, price and negotiate! I will never hire another agent she will forever have all my business. I am still shocked and amazed how great of a deal I got. Patty was also always on top of everything while we were in escrow. I am truly thankful!

I was so lucky to find Patty's ad in the Magnolia Windermere office. I started looking at condos in Magnolia, then Lower Queen Anne. Patty suggested a variety of locations I was unfamiliar with and would not have considered on my own. She was responsive and flexible, always coming up with helpful suggestions. Patty knows Seattle and knows it well. Then there was a problem with carpet damage in the unit and she was very professional, made sure the problem was resolved before I made any final decisions. I am thankful to her for her positive and encouraging character and would recommend her to anyone wanting to buy or sell.

In early 2013 I wanted to buy and move into a condo then later sell my house that I bought forty years before. I asked Patty to help me find a condo. She got us right to work. The condo inventory was very low at that time and we couldn’t find any that suited my criterion. After we looked for a while I got a word-of-mouth tip about one for sale by owner that was perfect. The seller didn’t want any agents involved so I asked Patty to help me price an offer. She did research and provided advice on how to approach the seller with a suggested offer. The seller accepted my offer and I bought the condo. For her help Patty only asked that I consider her when I was ready to sell my house. Two years later I had Patty list my house. We agreed to a solid strategy to solicit multiply offers. It sold in six days at more than the asking price. Patty was very confident about our approach. She kept me involved in every aspect of looking for a condo and then later selling the house. Patty knows her stuff. You can’t go wrong using her skills.

I would give Patty Groesbeck 10 stars if I could!! In 2013 she helped me out from under a very lengthy and undesirable selling situation, listed my house (in Snohomish of all places), and in four days had the absolute perfect buyers who were able to purchase both my home and adjacent lot. The financial outcome for me was much greater than what I had previously been lead to believe. Patty is very proficient and clear with numbers and scenarios. With that deal underway, I was finally able to start my hunt for a home in Seattle, which was a wild and crazy bidding war scene at the time. In next to no time, Patty found me a wonderful and affordable downsize in a great location, prepared multiple offers in preparation for the 5:00 p.m. showdown, kept in contact with the listing agent as well as me all day, offered the asking price and made the deal on it! Yay! She also arranged for me to rent my Snohomish home back while the Seattle deal closed, allowing me more time to move. It was a smooth and painless experience because Patty is so competent, gracious, positive, and encouraging. Love Patty, love my house! It even came with chickens, a coop, and a fenced back yard! I sincerely hope you wisely choose Patty Groesbeck as your agent!

Patty most recently helped me sell my parents house. She was very instrumental helping me on what upgrades would be needed to make the home marketable after over 40 years off the market. I have worked with Patty on several transactions. In each case Patty was knowledgeable about the neighborhood, was more than patient in showing me properties, and was with me each step of the way. In one case I was out of state at the time a sale offer came in that was acceptable, and Patty went the extra distance to make sure everything was handled correctly. I absolutely loved working with Patty Groesbeck! Selling a home can be very stressful, but Patty made everything so much easier. She gave me great advice on what to do—and not do—to prepare my condo for sale, which saved me a lot of time and money. Her suggestions for staging were excellent and simple to follow, and the photographer she hired was amazing. My place looked fabulous, and it sold in a very short time for a very good price. Besides her professional expertise, Patty is simply fun to be around. I felt comfortable with the whole process, knowing that I had Patty on my side.
