Tammy is a full-service, Seattle-based broker committed to delivering positive real estate experiences through high standards of service, professionalism, and long-term relationship building. She works with efficiency, integrity, and genuine curiosity—discovering what matters most to her clients and how best to guide them to the finish line. At its core, real estate is about relationships and community, and her approach is local, honest, and rooted in trust.

Professionally, she brings deep knowledge of remodeling, construction, and Seattle land use. She has a strong interest in sustainable living and holds the GREEN certification from the National Association of Realtors. With a personal passion for home design and architecture—and the added advantage of being married to a high-end general contractor—she offers clients well-rounded insight into building practices, inspections, remodel cost expectations, and long-term home potential. She also holds professional designations as an ABR (Accredited Buyer Representative) and CNE (Certified Negotiation Expert).

She communicates clearly throughout every phase of a transaction, explaining contracts, interpreting market data, keeping clients informed of trends that may affect strategy, and collaborating with other agents. Most days, you’ll find her studying market data and touring homes around Seattle.

Who is Tammy Heldridge?

Seattle has been her home since the age of four. She attended public schools in Shoreline and graduated from the University of Washington with a degree in Business Administration. Before entering real estate, she spent more than a decade at Canlis Restaurant—a Seattle icon that refined her attention to detail, organization, and commitment to exceptional service, all of which now elevate the level of care she brings to listings and client relationships.

As a parent of three, she knows Seattle’s neighborhoods intimately, including many schools (with insight into both public and private options), every park with a soccer field or baseball diamond, and a wide range of community resources. Her family loves the outdoors and supporting local businesses, so she’s always ready with recommendations—from hikes and restaurants to farmers markets.

With experience across many stages of life, she brings a broad, empathetic perspective to her work. When clients choose to work with her, they gain a knowledgeable, trustworthy advocate and a well-connected local professional who shares every resource at her disposal to help them feel confident and informed.
