There is a lot of heavy baggage attached to the sale of a piece of developed or undeveloped land besides the cost and bringing the buyer and seller together. Zoning laws limit the use of the land—what can be built and where. Critical Areas affect the land even further. Overlaid on the zoning setbacks are the Critical Areas, their buffers, and another building setback line. The land’s real value for the buyer can only be discovered after all the “impositions” have been applied.
